What counts in a flip's timeline
ATTOM counts a sale as a flip when the same home last sold within the previous 12 months. Its 161-day figure runs from that purchase to the resale.
Your own schedule depends on 4 terms.
- Holding period: the days from your purchase closing to your resale closing. You pay loan interest, tax and insurance on each of them.
- Renovation time: the weeks of permits and work. They sit inside the holding period, so a late contractor adds holding costs.
- Days on market: the days a house is listed before a buyer signs a contract.
- Closing period: the weeks from a signed contract to a recorded sale, while the buyer's loan funds.
A real example from a Homesage.ai report
We pulled Homesage.ai sales and listing data for single-family houses in one Columbus, Ohio ZIP code on 2026-10-03.
| What the data shows | One Columbus, Ohio ZIP code |
|---|---|
| Single-family sales in the last 365 days | 655 |
| Median days on market, 40 latest sales | 22.5 days |
| Latest sales on the market 30 days or less | 26 of 40 |
| Latest sales on the market over 90 days | 6 of 40 |
| Houses for sale on 2026-10-03 | 83 |
| Of those, listed in the last 60 days | 74 |
| One sold house, listing to recorded sale | 41 days |

The 40 latest sales were recorded between 2026-09-10 and 2026-10-02. Days on market is the time each house was listed before it sold. Half took 22.5 days or less, against a national median of 31 days in August 2026, according to NAR's existing-home sales report.
The slow tail is what breaks a schedule. Of the 40 sales, 6 sat for more than 90 days. Of the 83 houses for sale on 2026-10-03, only 9 had been listed for longer than 60 days.
We also pulled the record for one recent sale in this ZIP code. It took 41 days from listing to recorded sale, 18 of them on the market. That leaves 23 days for the contract and closing.
Half of recent house sales in this Columbus ZIP code spent 22.5 days or less on the market, 8.5 days under the national median.

Selling is a small slice of the 161-day typical flip. A purchase loan takes 43 days on average to close, according to Freddie Mac. Take out those 43 days and NAR's 31 days on market, and about 87 days remain for permits, renovation and listing prep.
How long each step of a flip takes

- Find and close the purchase. Express Capital Financing, a fix-and-flip lender, puts the offer-to-closing stretch at 30 to 60 days. Your holding costs start on the day you close.
- Pull permits before the work starts. The City of Columbus puts plan review for 1, 2 and 3 family homes at about 1 week. Check your own city's building department for its timeline.
- Book the renovation. Minor to moderate work takes 4 to 8 weeks, according to the same lender. Our guide to what a property condition report shows explains how to size the work before you buy.
- List and sell. Allow 1 to 2 weeks to prepare the house for listing. Then plan on the local median days on market, 22.5 days in this Columbus ZIP code and 31 days nationally.
- Add the buyer's closing and price every month. Budget 43 days for a buyer's loan to close. Then multiply each month by your holding costs, which our guide to how much it costs to flip a house breaks down.
What changes how long a flip takes
Experience changes the schedule. Visio Lending, a lender to investors, says 3 to 6 months is realistic only for experienced flippers. It tells a new flipper to budget 12 to 18 months.
The house's condition sets the renovation length. Express Capital Financing puts minor to moderate work at 4 to 8 weeks and says a distressed house takes far longer.
The local market sets the resale speed. ATTOM counted flips at 9.5% of Q2 2026 home sales in the Columbus metro, the second-highest rate among metros of over 1 million people. Nationally, the typical flip took 161 days, against 165 days the quarter before.
Common flip timeline mistakes to avoid
- Copying a veteran's timeline: Visio Lending gives experienced flippers 3 to 6 months. On a first flip, plan for the 12 to 18 months it tells new flippers to budget.
- Planning on days on market alone: One Columbus house spent 18 days on the market and 41 days from listing to recorded sale. Add the buyer's closing, 43 days on average for a purchase loan, to every resale date.
- Treating the median as your schedule: Half of the 40 latest Columbus sales took 22.5 days or less, and 6 sat for over 90 days. Budget holding costs for a slow sale too.
- Sizing the renovation from photos alone: Property photos cannot show wiring, plumbing or hidden water damage. Express Capital Financing says a distressed house takes far longer than the 4 to 8 weeks of minor to moderate work.
