What a motivated seller means
A motivated seller has a reason to sell soon, such as a move or an estate. A property that costs money every month it sits empty adds pressure. That reason gives you room to negotiate.
You cannot ask the seller for their reason, but the listing leaves a trail. Each Full Property Report shows the listing history and a Seller Motivation Score from 1 to 100 for an active listing.
- Days on market: how long the property has been listed, against the metro average days to pending.
- Price cuts: how many, how large, and how fast.
- Relisting: a listing removed and put back, which restarts the day count.
- Last sale: a recent purchase points to an investor who carries holding costs.

How to work out whether a seller is motivated

- Count the days. Compare days on market with the metro average days to pending in the market outlook. The Phoenix listing sits at 67 days, against a Phoenix metro average of 62 on 16 October.
- Read the history. Look at every listing, removal, and relisting, and note the first list price.
- Size the cuts. The Detroit 48214 seller cut $30,000, or 15%, in 22 days.
- Check the last sale. A purchase in the last 12 months points to an investor seller with holding costs.
- Check the Seller Motivation Score on the active listing, then compare it with what the history shows.
What moves a seller's motivation up or down
Time raises it. Each month on the market adds taxes, insurance, and loan interest for the owner. The Phoenix seller bought in May and has held the property for 5 months.
A slow local market raises it too. Phoenix metro homes took 62 days on average to go to pending on 16 October, against 36 days in the Detroit metro.
Common motivated seller mistakes to avoid
- Trusting the day count alone: A relisted property restarts at day 1. The Atlanta listing shows 1 day on market after 6 months of history.
- Reading a high score as a discount: The score points to room to negotiate. Comparable sales still set the price, and the Phoenix comps sold between $345,000 and $400,000.
- Ignoring the local average: 67 days on market means more in a metro that averages 36 days to pending than in one that averages 72.
- Using the score on off-market properties: The Seller Motivation Score works on active listings only.
